Real estate development is shaped decisively by choices made early and by the quality of leadership applied consistently over time. Structure, scope, design discipline, procurement strategy, and partner selection together determine whether a project delivers on its objectives or fails them. Kadus Group acts as the client’s development team, providing senior leadership from concept through occupancy.

We act as owner’s representatives. Our role is to translate the client’s objectives into a deliverable project, assemble and direct the consultant and contractor team, and protect capital, schedule, and reputation through the full lifecycle. Our advice and decisions reflect how projects are actually financed, approved, procured, and delivered, and they are made in the client’s interest alone.

Project strategy and structuring

The decisions made in the first months of a project — about objectives, ownership, governance, partnership, phasing, and the engagement of stakeholders and capital — set the boundaries of every outcome that follows. We work with clients to define the strategy, structure the entity and decision-making framework, and assemble the team capable of executing it.

Planning and approvals

Approvals are earned through preparation, sound process, and a credible narrative. We lead planning strategy, application coordination, and negotiations with municipalities, agencies, and stakeholders. Where community engagement is required — and on significant projects it generally is — we design and lead it as an integral part of the approvals process rather than as an obligation to be discharged.

Design management

Strong design outcomes depend as much on the leadership of the design process as on the talent of the designers. We assemble and direct the consultant team, set and progressively refine the design brief, and hold the discipline on cost, schedule, sustainability, and constructability. Value engineering is approached as design refinement, not as cost reduction after the fact.

Financial management

A development is a financial undertaking that produces a building. We manage the proforma and financial model, develop and track the budget, and coordinate capital structuring and funding strategy. We maintain the risk register and contingency framework, and we report to owners, boards, and lenders in a manner appropriate to each audience.

Construction oversight

On site, planning meets execution. We lead procurement strategy and contract administration, monitor progress and quality, and provide the management required to ensure that issues are surfaced early and decisions made with full information. Our oversight extends through commissioning, deficiency resolution, and project closeout.

Working with us

We work with government agencies, institutional owners, asset managers, mission-driven organizations, and experienced private sponsors on projects where the stakes are significant and the client requires senior, independent leadership.
