Over the past 2 years, one thing has become clear: To thrive in today’s market, developers can no longer afford to rely on the same old playbook.
Through countless conversations with developers, the real estate development universe is dividing into 3 distinct camps:
1. The Traditionalists
These are the established firms that have weathered multiple market cycles. They have a tried-and-true playbook that has served them well in the past. But today, many of these developers are stuck. Markets are shifting, financing is harder to secure, and projects are taking longer to bring to market.
This group is facing a significant knowledge drain. With many baby boomers retiring, these firms have experienced the greatest loss of knowledge and expertise. Conversations with these developers often center on frustration—a sense that the industry is evolving around them while they remain tethered to what worked before. These conversations feel heavy, weighed down by a longing for "the way things used to be."
2. The Latecomers
Then there’s a middle group—the developers who were drawn in by a booming market and the illusion that development is easy.
Latecomers are often highly leveraged, having taken on significant debt during the peak of the market. While rates have started to fall, the damage has already been done, leaving them with little room to maneuver. Their strategies were built on the assumption that values would continue to rise indefinitely. As the market shifts, they are increasingly exposed, and without a solid playbook or a willingness to evolve, their approach is reactive. Conversations often focus on chasing quick fixes or easy wins, rather than addressing the structural challenges in their businesses.
3. The Opportunists
And finally, there are the emerging leaders—the opportunists. These developers face the same challenges as everyone else, but their response is fundamentally different. They see the difficulty as an opportunity to rethink, innovate, and leap ahead of their traditionalist competitors.
Opportunists are not afraid to scrap old strategies and embrace new ones. They are tackling the big questions: Where does the business need to be in 10 years? How can talent be empowered to drive growth? What new markets, asset classes, or verticals hold the greatest potential?
These developers are launching new business lines, expanding into innovative sectors, and focusing on operational excellence. Conversations with these leaders are filled with energy, forward-thinking ideas, and a commitment to transformation.
At Kadus Group, we are inspired by these forward-thinking leaders who are unafraid to challenge the status quo and adapt to a rapidly evolving market. These are the developers shaping the future of Canadian real estate.
Clinging to the past or chasing shortcuts is not a viable strategy. The market is changing, and developers bold enough to embrace innovation, curiosity, and transformation…. Will thrive!
